We are offering multiple clinics or units of the complex, where health care services will be fully performed. The building will be constructed by March 2025, at which time the occupancy permit is also expected to be obtained. There are two sets of clinics available, with a net area of 271 m². These include additional common areas such as restrooms, hallways, etc. In the same upper floor, several individual clinics measuring 20-25 m² are also available.
The business building will have the appropriate occupancy permit. All infrastructure in the building will be explicitly adapted to the needs of carrying out health care services. In the basement floor of the building, there will be a type B operating room (for minor, day procedures), which can be rented occasionally. There will be two entrances to the building, meaning one entrance for sick patients. The building will have a large elevator suitable for transporting patients in hospital beds.
The following activities are especially desirable in the building: gynecology, orthopedics, dermatology, dentistry, general medicine, physiotherapy. A laboratory, modern X-ray and CT scan facilities are already present in the complex, so all tenants at the same location can use the services of these medical service providers. The complex will also feature electric car charging stations. There is ample parking space around the building.
Rental Conditions: The rent, including expenses, amounts to 33.72 EUR/m² per month. Included are the costs of security, reception, water consumption, cleaning of common areas and clinics, waste disposal, and heating costs. Electricity is not included in the price. Larger electricity consumers will have their own sub-meters. The removal of medical waste is not included - tenants who require such removal can also connect and dispose of waste together to reduce these costs. Premises will be available for takeover approximately by 31.3.2025. The tenant pays part of the agency costs for renting the property in the amount of one month's rent plus VAT.
